A 10-Point Action Plan for the Future of Brookside Park

 There are no doubt many critical needs at Brookside. By no means do we claim to have all the answers, or knowing what all the critical needs are. If we are elected to the Board of Directors, we commit to work with the Unit Owners and with all stakeholders at Brookside to identify all the critical needs and devise a strategy to address them openly and transparently. This is a 10-Point Action Plan we developed based on our current knowledge, experience and extensive dialogue we have been having with many Brookside Unit Owners.

  1. Establish Financial Controls, Reporting and Transparency:  We have no accurate picture of the state of our finances. We have had no budget in two years, and no financial reporting in at least that long. This will change. Besides the requirement that we comply with our by-laws and report our financial position on a regular basis, it is also critical that we, as a community, understand where our money is coming from; how it is being spent; what are our reserves; and that we determine together how to allocate funds to better the community. We will generate and share financial reports on a predictable basis with Unit Owners.

  2. Ensure Tax Filing Compliance and prompt property tax payments: We will ensure Brookside Park Condominium Inc. is compliant with all required tax filings and property tax payments on the units owned by the Association with no further delays or extensions so as not to further jeopardize our good standing as a corporation, or see our Association owned properties go to tax sale year after year.

  3. Reduce Chaos: We will bring stability and predictability in Brookside’s relationship with critical vendors/suppliers, including: Property Management; Accounting; Grounds keeping; janitorial; Utility suppliers; Snow removal; Towing and Security.

  4. Review Service Contracts: We will review all contractors and service providers to Brookside Park to make sure all service providers are under proper contracts and that we are compliant with all regulations and with our by-laws.

  5. Enhance Livability: This includes more attention to the community including the grounds/vegetation; Opening the Brookside pool; working with pet owners to abate dog feces that litter so much of our greenscapes; traffic calming by installing speedbumps; improve laundry facilities; abate squatting problem in vacant units; repair/resurface stairwells.

  6. Increase Security: Ensure laundry facilities are safe and secure; install and check lighting in all stairwells and outside of buildings; monitor cars for speeding; install video surveillance in public spaces.

  7. Establish Sound Parking Policies: Enforce towing of abandoned/illegally parked vehicles.

  8. Establish Key Committees: Establish key committees, including: Infrastructure; Grounds; Architectural; Parking; Security

  9. Create Communication Strategy: Establish a communication strategy, including web-based repository of Board/Association business; owner directory, calendar of meetings.

  10. Define Roadmap for the Future: Establish a short-term, medium-term and long-term roadmap for critical infrastructure improvement at Brookside Park.
